Eye catching signs are also affixed on the property itself (where appropriate). A record of calls and e-mails from prospective tenants is kept and follow-up calls are made to prospective tenants.

Applications forms are handed out during showing of the units to all interested prospects. Prospects can also obtain rental applications directly from this website.

Dealing with tenant issues

In Property Management, sometimes we must deal with unpleasant issues regarding tenants. If a problem should arise, we have the experience and know how to get a resolution. Our preferred approach is always to find a solution with the tenant(s). We understand that sometimes things don’t go as planned for tenants and we will work with each unique situation to come up with the best outcome for both our owners/landlords and the tenants. If required, we will handle any work related to submitting a claim with the Landlord Tenancy Board.

Tenant Management Services

  • Advertise rental, Show vacant units to prospective tenants.
  • Reference checks, employment checks, previous landlord(s). Credit check.
  • Provide tenants with a 24 hr. emergency telephone number and general inquiry 9-5 Mon. to Fri.
  • Collect rent on the 1st of the month.
  • Record and remit monthly rent to owner via direct deposit.
  • Take appropriate steps in the event the rent is not paid, including legal action.
  • Issue rental violation letters.
  • Tenant grievance resolutions.
  • Prepare and serve notice of non-payment of rent [N4] on the 3rd of the month.
  • Provide tenants with a written receipt.
  • Issue yearly rent increases.
  • Frequently visit property for a visual inspection.
  • Inspect unit when tenants move in and out.
  • Closely consult with our legal advisors regarding RTA evictions.
  • Draw up a RTA 2006 approved lease and sign with new tenants.
  • Provide owners monthly and yearly comprehensive tenant ledgers, expense and income statements.

Rent Collection/Financial Accounting & Reporting

One of our responsibilities is collecting rent from your tenant(s) each month. We know just how important cashflow is for the success of any rental property. We have systems in place that ensure that rent is collected consistently and on time.  We will keep you up to date on your rental property(s) income and expenses as well as providing you annual statements for easy income tax filing.

Should non-payment of rent become an issue, we will handle all the details pursuant to legal action.
